Every neighborhood in Temple has its own personality. Some are lined with trees that have been growing since the 1960s. Others have fresh sod and a model home on the corner. Some put you minutes from Baylor Scott & White, and others put you minutes from Lake Belton. The trick is finding the one that fits the way you actually live.

Northwest Temple, Toward Lake Belton
This is where much of Temple's growth has happened over the last decade. Neighborhoods here sit between the west side of town and Lake Belton, so the lake and Temple Lake Park are a short drive away. Nearly every home sold here in the past year was zoned to Belton ISD, even with a Temple address. Plan on roughly 15 to 20 minutes to Baylor Scott & White, depending on your route.
- Lake Pointe: most homes sold between $245K and $300K, built 2015 to 2022, Belton ISD.
- Westfield (Villages and Parks): most homes sold between $250K and $290K, built 2011 to 2025, Belton ISD.
- Mesa Ridge: most homes sold between $270K and $395K, built 2024 to 2026, Belton ISD.
- Northgate: most homes sold between $280K and $360K, built 2018 to 2026, Belton ISD.
- Windmill Farms: most homes sold between $235K and $275K, built 2006 to 2011, Belton ISD.
- Sage Meadows: most homes sold between $220K and $290K, built 2004 to 2016, Belton ISD.
- Lakewood Ranch and The Groves: most homes sold between $340K and $485K, built 2017 to 2025, Belton ISD.
Lake Pointe was the busiest neighborhood in Temple this past year, and its homes sold in about seven weeks. Mesa Ridge and Northgate are still building. Lakewood Ranch and The Groves offer the largest homes in this part of town.
West Temple
West Temple blends established streets with newer phases still filling in. Western Hills has mature trees and homes built mostly from the 1960s to the early 1990s, and it was the quickest-selling neighborhood in this guide, at about four weeks. Hills of Westwood has grown in phases since the mid-2000s and is zoned to Belton ISD.
- Hills of Westwood: most homes sold between $255K and $365K, built 2004 to 2025, Belton ISD.
- Western Hills: most homes sold between $205K and $265K, built 1966 to 1991, Temple ISD.
South and Southwest Temple, Near Baylor Scott & White
If you work at the hospital, this part of town can put you about 5 to 10 minutes from your shift. Canyon Creek is an established neighborhood with homes built mostly in the 1980s and 1990s. Farther south you will find 2010s neighborhoods like Wyndham Hill and Alta Vista, along with newer, larger homes in Tanglewood and Legacy Ranch. Many homes on the south side are zoned to Academy ISD, which surprises a lot of buyers. Hartrick sits on Temple's southern edge, with a more open, rural setting.
- Canyon Creek: most homes sold between $215K and $360K, built 1981 to 1996, Temple ISD.
- Wyndham Hill: most homes sold between $260K and $290K, built 2012 to 2020, Academy ISD.
- Alta Vista: most homes sold between $240K and $305K, built 2013 to 2019, Academy ISD.
- Hartrick (Ranch, Valley and Crossing): most homes sold between $280K and $385K, built 2023 to 2026, Academy ISD.
- Tanglewood: most homes sold between $380K and $440K, built 2017 to 2025, Belton ISD.
- Legacy Ranch: most homes sold between $440K and $540K, built 2021 to 2024, Belton ISD.

East and Southeast Temple
East of I-35, new construction leads the way. These neighborhoods are zoned to Temple ISD, offer some of the most budget-friendly new homes in the city and have quick access to I-35. Pecan Creek was one of the busiest neighborhoods in Temple, and its new homes sold in about five weeks, much faster than most new construction in town.

Three Things the Numbers Tell Us
- A Temple address does not mean Temple ISD. Nearly 4 in 10 Temple home sales this past year were zoned to Belton ISD, and about 1 in 10 to Academy ISD. Most of the northwest and west side is Belton ISD, and much of the south side is Academy ISD.
- New construction moves at very different speeds. New homes in Pecan Creek sold in about five weeks, while some newer communities took four months or more. When homes have been on the market a while, builders are often more open to incentives, so ask.
- Established neighborhoods can move fast. Western Hills and Wyndham Hill homes sold in about four weeks. If you have your heart set on one of these, get pre-approved and be ready to act.
